Service area and scope
Bats and Wildlife Services Inc. (operating as "Bats and Wildlife") provides humane bat removal, exclusion, attic cleanup, and general wildlife removal services in Grey Bruce Simcoe Area, Ontario, Canada.
Lifetime Warranty
Bats and Wildlife Services Inc. provides a Lifetime Warranty on all bat exclusion and bat-proofing work, subject to the following terms:
Coverage. If a bat re-enters the building through any point sealed by us, we will return and perform all work necessary to remediate the re-entry — including additional sealing, valve re-installation, and follow-up inspection — at no additional cost to the property owner.
Duration. The warranty is lifetime in duration. There is no expiration so long as the building remains structurally intact.
Transferability. The warranty transfers to subsequent property owners upon sale of the property. The new owner is required only to provide reasonable proof that the work was performed by us (e.g., the original invoice or work-order number).
Exclusions. The warranty does not cover bat re-entry through (a) points NOT sealed by us, (b) entry points created after our completion of work by storm damage, structural alteration by other contractors, or owner modification, or (c) buildings that have undergone substantial renovation that compromises the original sealing work.
Claim process. To claim warranty service, contact us via the website form, phone, or email. We will respond within one business day to schedule a re-inspection.
Pricing and payment
Every home is different. Quotes are provided after a free on-site inspection, with no obligation to proceed. Final pricing depends on home size, entry-point count, infestation duration, and any required attic cleanup. Payment is due upon completion of work unless an alternate schedule is agreed in writing.
Cancellation policy
Quotes are valid for 30 days from issue date. Booked appointments may be rescheduled or cancelled at no charge with at least 24 hours' notice. Cancellations within 24 hours of a scheduled appointment may incur a travel fee for the time and mileage already invested. Once work has begun (valve installation, sealing in progress), the project is non-cancellable; the property owner is responsible for completion costs to ensure compliance with Ontario wildlife regulations.
Limitation of liability
Our liability under this agreement is limited to the cost of the work performed. We are not liable for consequential, incidental, or indirect damages, including (without limitation) lost rental income, displacement costs, or claims arising from delayed completion due to weather, seasonal restrictions, or wildlife behavior. Nothing in this agreement excludes liability for damages caused by our gross negligence or wilful misconduct.
